My Clients and Their Neighborhood – Whittier

Whittier park

Named after John Greenleaf Whittier, an American poet, abolitionist, and founding member of the American Republican political party, Denver’s Whittier neighborhood features beautiful historic homes in Victorian, Queen Anne, and Denver Square styles.  The neighborhood is bordered by Martin Luther King Blvd to the north, 23rd Ave to the south, York St to the east and Downing St to the west.  The neighborhood’s historic charm and convenient location just northeast of downtown make it a popular choice for families and singles.  Whittier is connected to Denver by light rail and City Park is nearby.  Most of the homes were built prior to the 1940’s, and the neighborhood’s populace is ethnically diverse and has been since Whittier’s inception.  Whittier’s proximity to downtown, parks, and public golf courses, in addition to a housing stock of early 20th century homes at reasonable prices, has helped drive an influx of young professionals and their families to the neighborhood.

1. How did you choose your neighborhood?   We moved back from Washington, DC to Denver recently and wanted a neighborhood that resembled our awesome location there. Whittier is very walkable and has a lot of local establishments, amazing architecture, and is a very friendly neighborhood. Plus, we have family who grew up in the neighborhood and loved the idea of coming back!

2. What is your favorite feature of your location?  Our neighbors!! We have the most amazing block. When we looked at the listing for our house, the sellers mentioned their “awesome” neighbors as a selling point, and we thought that was a bit arbitrary, but it turned out to be totally true.

3. How long have you lived in the area?  We both grew up on the east side of town, but have been in the new house since June!

4. Where is your favorite local spot?  We love Fuller Dog Park, which is just a couple blocks away and the other great green spaces around the neighborhood.

5. Use one word to describe your neighborhood.  Super friendly!

6. Is there anything else you wish to share about your neighborhood?  Most people don’t know about Whittier, but it’s one of the oldest neighborhoods in Denver, and is about two miles northeast of downtown! It’s also one of the most active in terms of community organizing and betterment. And there’s a great Facebook group!

My Clients and Their Neighborhood – Midtown

Midtown

The Midtown area of Northern Denver in Adams County is an up and coming developed neighborhood by Brookfield Residential. It is situated north of 65th Place east of Federal Blvd, South of 68th Ave and west of Huron St.  This location is super convenient for a quick commute to Downtown Denver and super close to I76 to take you right to the mountains. Skyline Vista Park sits just to the north of the neighborhood.  Hidden Lake and Hidden Lake Park are directly west of the neighborhood with over eight acres of open space and a large lake for water sports. Hidden Lake Park includes several trails for running and biking. Many enjoy this neighborhood for secluded feel without being too far from the hustle and bustle of the city.

Please meet Gina and AJ Henley who recently moved to the neighborhood:

1. How did you choose your neighborhood? We wanted to be close to downtown and the Highlands area, but didn’t want to pay as much or move into a place that needed work done. Midtown was a win because we were able to get the size of house we were looking for at a much lower $/sq ft that was new.

2. What is your favorite feature of your location? We love that it doesn’t feel claustrophobic, but it’s just a 5-15 minutes from downtown, the Highlands, Boulder, and even the airport.

3. How long have you lived in the area? Just since April.

4. Where is your favorite local spot? Any of the Mexican restaurants around the area are awesome, but otherwise it is really easy to drop down to anywhere in the Highlands, Tennyson or Old Town Arvada.

5. Use one word to describe your neighborhood. Modern or Hidden Gem

6. Is there anything else you wish to share about your neighborhood? It is a relaxing area that is still developing. It will be exciting to see how far it has come along in a few years.

My Clients and Their Neighborhood – Park Hill

Spinelli's

Today’s active families will find the charms of this vibrant community to be as compelling as ever. Park Hill’s international mix of families enjoy short strolls to some of Denver’s finest cultural attractions and shopping. On the west is lake-graced City Park, home to the highly regarded Museum of Nature and Science, Gates Planetarium, IMAX Theatre, Denver Zoo, and Municipal Golf Course.  Park Hill is bordered by MLK Blvd to the north, 23rd Ave to the south, Quebec to the East and Colorado Blvd to the West.  Although residents enjoy a serene lifestyle sheltered from the urban hubbub, Park Hill is just 10 minutes by car from Downtown; world-renowned Cherry Creek Mall Shopping District; and countless retail stores, restaurants, and hotels along Colorado Boulevard.  Park Hill’s residents are fond of walking to Spinelli’s Italian Market for gourmet meats and cheeses, fresh baked breads, scrumptious desserts, and more.

Please meet a couple who recently moved to the neighborhood and love it:

1. How did you choose your neighborhood? We were looking for a neighborhood that was within biking distance of downtown and that felt authentic and diverse. We started researching the neighborhood by driving in and walking our dogs around on the weekends to get a feel for the place and we loved it!

2. What is your favorite feature of your location? The ethnic diversity in the neighborhood and the fact that there a lot fewer houses being scraped and re-built.

3. How long have you lived in the area? Two months.

4. Where is your favorite local spot? There are so many! Bistro Barbes is outstanding with its offering of French/North African cuisine in a small intimate place. The Bike Depot, a non-profit bike shop, is a new favorite with their excellent customer service and the fact that they donate bikes to low income individuals. And the little strip on 23rd and Dexter hosting Spinneli’s market, Cherry Tomato, and the little bakery/coffeeshop is a life-saver.

5. Use one word to describe your neighborhood. Communal

My Clients and Their Neighborhood: Heritage Greens

hg-sign

Heritage Greens is one of Denver Metro’s premier South Suburban neighborhoods. Bordered by Dry Creek Rd to the north, County Line Rd to the south, Holly St to the East and S. Colorado Blvd to the West, the neighborhood has a wonderful pool, tennis courts and new community room for the neighbors in the area. Also, the South Suburban golf course sits within Heritage Greens. The area is within five minutes of major interstates to drive into downtown Denver, the airport or the mountains. It is also conveniently located within 10 minutes of two fantastic shopping centers: Park Meadows Mall and Streets At SouthGlenn that both offer spectacular shopping and dining to fit what you may be in the mood for.

Please meet Amy and Andy Silverman who enjoy their neighborhood:

Silverman family

1. How did you choose your neighborhood? With our kids approaching elementary school age we were looking for a neighborhood with good schools, a strong sense of community, closer proximity to their expanding set of activities and to reduce Amy’s commute time. We had heard really positive things about Heritage Greens, which is an established neighborhood with a nice mix of young and older families and then found the perfect house. It ended up being a no brainer and the best decision we’ve made for our family.

2. What is your favorite feature of your location? The pool and tennis courts – really brings the community together as well as a number of fun social activities. We both have picked up tennis again and our kids participated on the swim team the last two years. Also, nice having South Suburban golf course in our backyard. It’s like country club living without the dues.

3. How long have you lived in the area?  Two years.

4. Where is your favorite local spot?  Big Bills Pizza and Menchie’s Frozen Yogurt – Great combo for a family night out.

5. Use one word to describe your neighborhood. Social.

6. Is there anything else you wish to share about your neighborhood?  We also enjoy the proximity to a number of parks, the High Line canal, shopping and restaurants at the Streets of Southglenn and Park Meadows. And, we have easy access to I-25, 470 and the light rail.

If you desire to know more about the Heritage Greens neighborhood, please feel free to contact me. If you have any neighborhood or real estate questions, I am always available at erin@ruleproperties.com or #303-324-1703.  Stay tuned for next week’s neighborhood feature.
