Belcaro represents the first original neighborhood and is one of the most fashionable and upscale areas of Denver.  Many newer, luxurious, custom homes have popped up in Belcaro over the last several years  but most residential real estate in Belcaro includes masterfully built, vintage and well established homes. Belcaro enjoys the added distinction for being home to the renowned and historic Phipps mansion, as pictured above.  The neighborhood is centrally located, with easy access to Cherry Creek neighborhood and Cherry Creek shopping district.

Meet Juliana and Vincent DiPasquale:

1. How did you choose your neighborhood?  We were living in Cherry Creek prior and wanted to stay close by, but wanted a yard, more space and a quieter street.

2. What is your favorite feature of your location?  We really love so many things about our location its hard to pick just one; Bike path, walking to CCN, quiet wide streets, very active and friendly neighborhood. But if we had to pick it would probably be the quiet, peaceful street in a little pocket that we never knew existed.

3. How long have you lived in the area? Almost 7 Months.

4. Where is your favorite local spot?  Definitely the Bonnie Brae shopping center, home to Saucy Noodle, Bonnie Brae Ice Cream, Bonnie Brae Tavern and Katherine’s French Bakery.

5. Use one word to describe your neighborhood. Quiet

6. Is there anything else you wish to share about your neighborhood?  We looked long and hard to find the right location that still met all our criteria.  We couldn’t be more happy with where we ended up and can’t thank Erin and her team enough for all their patience, hard work and understanding.

My Friends and Their Neighborhood – Platt Park

Pearl Street 4 Platt Park is a large and very popular neighborhood centrally located between Downtown and the Denver Tech Center areas. Platt Park’s boundaries are Broadway on the west, I-25 to the north, Downing to the east, and Evans on the south. The area consists of tree-lined streets that showcase a variety of homes, from the late 1800’s original build bungalows to new contemporary single family homes, condos and apartments.  While its central location, easy access to I-25 and two light rail stations make it very easy to get anywhere in Denver within minutes, the neighborhood’s popularity is also driven by its easy walk-ability, access to parks and the ever popular South Pearl Street district, with its numerous restaurants, boutiques and eclectic shops. With one of Denver’s largest urban in-fill projects underway on the northwest corner of the neighborhood, in the old Gate’s factory site, the area’s appeal is expected to just continue to grow as new shopping, dining and recreation options are added.

1.  How did you choose your neighborhood?  We loved the location and new build.

2.  What is your favorite feature of your location?  Easy highway access, restaurant options, neighborhood events, potential ROI.

3.  How long have you lived in the area? 8 years in Platt park.

4.  Where is your favorite local spot?  S. Pearl St.

5.  Use one word to describe your neighborhood.  Diverse.

6.  Is there anything else you wish to share about your neighborhood?  We know our neighbors, close community.

Meet Krista Baumgartner and Marc Middlekauf:

1. How did you choose your neighborhood?  I was looking for an area that had restaurants and shops within walking distance, but still had a neighborhood feel. The neighborhood felt safe, people take good care of their properties, yet it doesn’t feel stuffy. Even though I don’t commute to work on the train having access to a train station for nights downtown and ball games is a huge plus.

2.  What is your favorite feature of your location?  I love that Old South Pearl Street is so close, we have our own neighborhood park and we still have the benefit of the eclectic Broadway shops. All of the new development on Mississippi and the new condos near Duffy Roll and the Louisiana train station make this neighborhood urban and accessible.

3.  How long have you lived in the area? I have lived in Platt Park for 7 years. 

4.  Where is your favorite local spot?  I love Izakaya Den, you can’t go wrong with a funky atmosphere and great sushi and cocktails.

5.  Use one word to describe your neighborhood.  Vibrant.

My Clients and Their Neighborhood-The Highlands

The Highlands is one of Denver’s most popular and in-demand areas. This neighborhood sits just northwest of downtown and has experienced amazing growth over the past decade.  The area actually has two “personalities”, with the area roughly north and west of Speer and Federal being the original Highlands, and the area east of Federal developing into Lower Highlands (“LoHi”).  Highlands tends to have more single family homes, while LoHi continues to see higher density town homes and condo projects added to it. Both sub-areas are full of any restaurant type you can imagine, plus local art galleries, boutiques and specialty shops. With all of the activities and amenities of downtown Denver easily accessible via a pedestrian bridge over I-25 that connects into LoHi, residents of this area are never bored. It is a lively part of Denver that I highly recommend exploring.

1. How did you choose your neighborhood? We had several neighborhoods we liked based on vicinity to downtown, shops/restaurants, and charm/feel, and just looked for a house we liked to open up in our price range.

2. What is your favorite feature of your location? That we are close to everything, and we can walk to both the shops on Tennyson and on 32nd

3. How long have you lived in the area? A year and a half

4. Where is your favorite local spot? So many… let’s say Hogshead Brewery

5. Use one word to describe your neighborhood. Charming

6. Is there anything else you wish to share about your neighborhood? In addition to “known” areas, there are lots of fun things on 29th that are starting to open up, and Wheat Ridge is doing a great job of improving their offerings on 38th.

My Clients and Their Neighborhood- Sloan’s Lake

sloans lake 1Sloan’s Lake is located on the western edge of Denver’s city limits, adjacent to the suburbs of Lakewood, Edgewater and Wheat Ridge.  It is a charming neighborhood that sits next to Denver’s second largest park.  A ton of outdoor activities surround the neighborhood and it is just a short distance to the popular Highlands area and then downtown Denver just beyond.  Sloan’s Lake properties tend to consist of a mix of single family homes and duplexes, with a consistent amount of redevelopment adding newer properties to the area.

Meet Jocelyn Kury: A local client who resides in Sloan’s Lake.

1.  How did you choose your neighborhood?  I’ve wanted to live in or near the Highlands for a while, so when I saw my house come available [near Sloan’s Lake] in the daily emails Erin helped set up I jumped on it!  I love the neighborhood, the house and location!

2.  What is your favorite feature of your location?  There’s so much I love about my location; it’s proximity to downtown, the Highlands neighborhood, Sloans Lake, and how easy it is to get to a highway.  I’m not right next to the highways, but it is a lot easier and faster than where I lived before.

3.  How long have you lived in the area?  I’ve lived in my house for a little over 2 years.

4.  Where is your favorite local spot?  I love to hit up brunch at Sassafrass on 26th Ave.

5.  Use one word to describe your neighborhood. Stepford — but in a good way.  The neighborhood was built in the mid-90s and finding newer homes near downtown that aren’t custom, highly-priced scrap/builds was tough.  The neighborhood is small, but reminds me of Stapleton.

6.  Is there anything else you wish to share about your neighborhood?  There’s a new commercial and housing development going up in the old St. Anthony’s Hospital location next to Sloans Lake.  It’s going to add a lot of life, vibrance and value to the area.  I can’t wait!!
